What Moves the Price

## Six Factors Behind Every Quote

### Volume and severity

A single affected room and a full property that has been accumulating for thirty years are different jobs. Severity drives crew size, days on site, and disposal volume more than anything else.

### Contamination category

Clean clutter costs less to handle than Category 3 black water, sharps, or decomposition. Higher categories require containment, PPE, licensed transport, and manifested disposal.

### Disposal and transport

MECP-manifested waste goes to licensed receiving facilities. Weight, category, and distance to the correct facility all affect the disposal line on your quote.

### Structural work required

When porous material has to come out, or subfloor has taken fluid, the job adds demolition, drying, sealing, and rebuild preparation on top of the cleaning.

### Access and property type

Narrow heritage stairwells, high-rise service elevators, rural outbuildings, and septic systems each change how long a job takes and what equipment we bring.

### Insurance coverage

On covered biohazard, water, fire, and sewage claims we direct-bill most Ontario carriers, so your out-of-pocket cost can be far lower than the project total.

## What Every Quote Includes

- A free on-site assessment, usually within 24 to 48 hours of your first call.
- A written scope and price before any work starts, with no fees added mid-job.
- Licensed, insured, WSIB compliant crews in appropriate protective equipment.
- MECP-compliant waste transport and disposal to licensed receiving facilities.
- Full sanitization to Ontario health-code standards after removal, not just a haul-away.
- Insurance direct billing on covered biohazard, water, fire, and sewage claims.

FAQ

## Pricing Questions

### Do you charge for the assessment?

No. On-site assessments are free across Ottawa, Eastern Ontario, and the Gatineau side. You get a written quote from that visit before anything begins.

### Can the price change once work starts?

The written quote is what you pay for the scope it covers. If we uncover something genuinely hidden, such as mould behind a wall or fluid that has reached the subfloor, we stop, show you, and quote that additional scope separately before continuing.

### Why are the ranges so wide?

Because the jobs are. A light hoarding case in a one-bedroom apartment and a Level 5 case across a full house differ by an order of magnitude in labour, disposal volume, and days on site. The assessment is what turns a range into a number.

### Do you take insurance instead of payment from me?

On covered claims, yes. We direct-bill most Ontario carriers for biohazard, water damage, fire damage, and sewage cleanup, and document the work to the standard adjusters expect. Hoarding and estate work is usually not covered by a standard policy.

### What payment methods do you accept?

Cash, credit card, and insurance direct billing on covered claims.

### Is there a travel charge outside Ottawa?

Any travel component is built into the written quote. There is no separate surcharge added at the end of the job.

### Still have questions?

Nothing you describe will surprise us, and nothing leaves the call. Talk to a real person any hour of the day.
