A single affected room and a full property that has been accumulating for thirty years are different jobs. Severity drives crew size, days on site, and disposal volume more than anything else.
Contamination category
Clean clutter costs less to handle than Category 3 black water, sharps, or decomposition. Higher categories require containment, PPE, licensed transport, and manifested disposal.
Disposal and transport
MECP-manifested waste goes to licensed receiving facilities. Weight, category, and distance to the correct facility all affect the disposal line on your quote.
Structural work required
When porous material has to come out, or subfloor has taken fluid, the job adds demolition, drying, sealing, and rebuild preparation on top of the cleaning.
Access and property type
Narrow heritage stairwells, high-rise service elevators, rural outbuildings, and septic systems each change how long a job takes and what equipment we bring.
